			<content:encoded><![CDATA[<div class='snap_preview'><br /><p>Buying your first home, CAN be a stressful experience.  But, I&#8217;m here to smooth the transition and give you a few tips to go by:</p>
<p><strong>1.  Create a wish list.</strong>  What do you really want in a home?  In your past, did a particular home you lived in give you more pleasure, what stood out about it?  Be clear about number of bedrooms and baths, square footage and also location.  Are schools important to you?  Do you need to be near a hospital?  Would you like to have some acerage or are you a downtown dweller?</p>
<p><strong>2. Hit the Internet.</strong>  <a href="http://www.ParadiseFoundPensacolaBeach.com">www.ParadiseFoundPensacolaBeach.com</a>  offers home valuation features and neighborhood data on trends in local markets. Use my website features to determine how a property compares with nearby, comparable properties in terms of value, actual sales prices, home features, neighborhood characteristics, and more. Match your wish list to what is in the market.</p>
<p><strong>3. Work with Cynthia Tant, a real estate expert.</strong>  I will represent your best interests in location, negotiating the best offer, and closing the home of your dreams. I am a full time real estate professional and understand the Pensacola market.</p>
<p><strong>4.  Get pre-qualified</strong>. You must be able to secure a loan.  Your wish list for a home will only be a wish, if you are not credit worthy.  Without a pre-qualification letter attached to your offer, the owner/bank will not consider your offer as credible. </p>
<p><strong>5. Get the complete picture before you visit.</strong> You can&#8217;t know everything about a community from an online listing. Schools, crime, and proximity to shopping and work all impact property values. We will sit down and discuss your home selections, location, and price range to match your wish list.</p>
<p><strong>6. Make sure the property details are reliable.</strong> Buyers need know when a property has experienced a price change. But that doesn&#8217;t mean they&#8217;re not planning for their golden years. A recent survey of real estate agents, by Coldwell Banker, finds that many 50-somethings are buying their retirement homes now, well before they retire.</span></p>
<p><span style="font-size:x-small;font-family:verdana, arial, helvetica, sans-serif;">Driving trend: plummeting home prices and low interest rates. &#8220;The areas hardest hit by the recession can be prime spots for second-home seekers,&#8221; says Jim Gillespie, Coldwell Banker CEO. Among them: Cape Coral-Fort Myers in Florida, where prices have dropped 59.1% in the last year; California&#8217;s San Diego-Carlsbad-San Marcos area, down 29.6%; and Las Vegas-Paradise in Nevada, down 37.3%.</span></p>
<p><span style="font-size:x-small;font-family:verdana, arial, helvetica, sans-serif;">Below is our surprising list of the top five cities for young retirees (55 to 59), compiled exclusively for USA WEEKEND by Coldwell Banker and data experts Onboard Informatics. Rankings are weighted, in order, based on recreation, weather, health resources, crime and cost of living (in all five towns, it&#8217;s below the national average). </span></p>
<p><span style="font-size:x-small;font-family:verdana, arial, helvetica, sans-serif;"><strong>Buy now, retire later in these hot markets</strong></span></p>
<p><span style="font-size:x-small;font-family:verdana, arial, helvetica, sans-serif;"><strong>1. Helena, Mont. (pop. 28,726):</strong> This town has a local symphony and fine-art galleries. Nature lovers can trek 1,000-plus miles of mountain and forest trails. Median home price: $191,500.</span></p>
<p><span style="font-size:x-small;font-family:verdana, arial, helvetica, sans-serif;"><strong>2. Pensacola, Fla. (pop. 54,283):</strong> The sun always shines on its white beaches, it&#8217;s super-safe (the crime rate is well below the national average), and the American Association baseball team boosts hometown spirit. Median home price: $137,200.</span></p>
<p><span style="font-size:x-small;font-family:verdana, arial, helvetica, sans-serif;"><strong>3. Creve Coeur, Mo. (pop. 16,933):</strong> Its 320-acre lake is a boating haven surrounded by picnic sites and an archery range. And St. Louis is a half-hour drive away. Median home price: $355,000.</span></p>
